THE BACKSTORY
The historic Tannery mill site, located on 32 acres on the newly created Flanagan's Drive off of New London Turnpike near Glastonbury Center, was thoughtfully redeveloped as a dynamic, mixed-use development, including 250 luxury apartment homes with a variety of living options. Isaac Broadhead and Edward Hubbard opened the first tannery on the site in the early 1800s. In 1886, it was bought by Herman Roser, whose family had been tanners in Germany since 1695. The Roser family was known for its high-quality craftsmanship, providing fine leather for U.S. Cavalry saddles, limousine upholstery, and bookbinding.
HISTORY REIMAGINED
The Tannery is the first project in Glastonbury to utilize the newly developed Adaptive Redevelopment Zone Regulation (ARZ). The goal of the ARZ is to facilitate the reuse and redevelopment of property containing underutilized or distressed historic buildings that require renovation/redevelopment with environmental remediation. The mill buildings' reuse intentionally maintains historic features by keeping the brick façade of the four-story mill building intact and renovating the three-story mill building to closely resemble an original mill structure. Extensive research on the site's rich industrial past inspired the name change. 'The Tannery' reflects centuries of history in their entirety, with a dedication to craftsmanship.

As the first apartment community of this caliber built in Glastonbury, BRIO MKTG was selected along with Bozzuto Management to create the brand identity and change the connotation of The Tannery Glastonbury for new and existing Glastonbury residents alike. As place makers, we enlivened this landmark property within the modern landscape of today's discriminating renter by choice, bringing authentic community spaces to life: The Landing became the community's social hub consisting of a central gathering place overlooking the mill buildings, dam, waterfall, of Roser's Pond. We established The Founders Club, the clubroom for the neighborhood with community space overlooking The Beamhouse restaurant and the saltwater pool. The result: a community that is MODERNLY CRAFTED.
